    Summary Description:

This newly remodeled restaurant is located on a high-visibility corner of Highway 219, which is the primary traffic corridor for the region. Formerly known as Midway Pub, the restaurant has served for years as the main community gathering place for food, drinks, karaoke, games & lottery. This is the only property within 8-12 miles approved for restaurant use, making it a high-demand location. It is newly updated to better serve the rapidly growing community, and the many visitors on this designated tourist route and primary transportation corridor. The primary roadways to the region converge at the property, and it is right next door to the regional fire department and rescue station which provides central rescue and emergency response teams to serve the entire valley. This restaurant property is the crossroads of the community!

The newly remodeled restaurant has a large dining area, lounge, lottery machine room, large restrooms, newly refurbished kitchen, and an outdoor dining patio. Expansive seating and dividable rooms enable it to handle meetings and catering as well.  The restaurant was designed to enable the potential addition of a drive-up espresso window to serve commuters. The dining menu includes a full selection of steaks, sandwiches, burgers, seafood and pizza. The full-service bar has 15 beer taps and currently has OLCC permit, and is adding lottery.

The restaurant has a high net income potential, with additional rental income potential from the office and cabin that are included on the property, and which are zoned as usable for commercial or residential use. This commercial property has an MAI appraisal, and consists of .70 acre with 3 buildings:

  • 3350 sq. ft. restaurant,
  • 1850 sq. ft. office (converted house),
  • 936 sq. ft. office/cabin

Property details and photos are included below...

Additional Expansion Option with Adjacent Property:

In addition to this excellent restaurant property opportunity, the adjacent commercially-zoned property is also available for sale, which could allow additional restaurant parking & expansion options. That property has a newly remodeled 2850 sq. ft. 4 bedroom house on .57 acre, which already has commercial zoning and is ADA accessible, is also approved for residential use, and also has Hwy 219 visibility. Combined, the 2 properties can be used for restaurant expansion, overflow parking, or a combined business park totaling over 1.25 acres with 4 superb buildings that are highly visible from highway 219. These 2 adjoining properties are the only commercial-zoned properties in the area, and their central location make the ideal business park for the region, while still allowing residential use for the owner or tenants as desired. Contact Al Baker for details on that property if interested in it also, as an addition to the restaurant property.

Bald Peak Inn is Located in a Very High Growth Community:

Bald Peak Inn is located on a high-visibility intersection of Highway 219 that is 8 miles south of Hillsboro, near Bald Peak State Park. It is on the main thoroughfare at the hub of a rapidly growing area only 8-12 miles from 12 surrounding towns at the edge of Oregon's high tech corridor (including companies such as Intel, Yahoo!, etc.). It is in the fastest growing urban growth boundary of Portland, being developed with high-end homes ranging in the $500,000 to $2,000,000 value range.

The population is approximately 75,000 within 15 miles, with over 8,000 people living in the immediate 5 mile radius. There are several thousand high-end homes and many developments underway nearby, with planned road expansion that will bring more restaurant customers to the area. The community is very popular due to it being 10 minutes from Hillsboro, Beaverton, Tigard and Sherwood, and only 20 minutes from central Portland or 35 minutes from the Portland airport. The local population is a mix of high-tech professionals and commercial farmers, which commute past Bald Peak Inn daily.

Highway 219 is a designated as a Tourist Route, with many people taking destination trips to the picturesque area. The highway serves a constant stream of joggers, bicyclists and local resident commuters. Local daily commuters and tourists generate over 15,000 cars per day past the Inn on Highway 219, enabling Bald Peak Inn to be the ideal place for stopping for a meal at a family friendly place. The Oregon State Highway department has significant improvements underway to handle traffic increases and supporting the areas growth, including the construction of 2 new 5-lane bridges within 3 miles of the restaurant, and rounding out several highway corners to improve traffic flow, including the corner directly in front of the Bald Peak Inn. These improvements will further increase traffic flow by the restaurant.

The extensive property infrastructure renovations include:

  • All-new kitchen remodel, cooking hood and vent system, and full appliances including pizza ovens, grill, etc.
  • The restaurant was completely rewired, including wiring for 16 security cameras, computer networking, lottery machines, and extensive phone wiring.
  • The interior of the restaurant has new 1x6 pine paneling on walls and ceilings, an 18-seat custom-crafted seating bar.
  • The restaurant was designed to enable expansion to add a drive-up service window for espresso and food to go.
  • Addition of 4 new septic tanks and 1000 linear feet of new drain-field.
  • A curtain subsurface drain system for the property, and parking lot storm drainage with 3 catch basins which are tied into the state hwy system drainage.
  • Underground double 4-inch conduits with high-tech computer network connecting all buildings.
  • Underground propane pipe system and two inch water runs to each building.
  • There are also infrastructure connections to the building on the neighboring .57 acre property with a large residence which Al and his son acquired, and which has been rezoned as commercial zoning to enable expansion of the restaurant and businesses if needed.
